Frequently asked questions

I'm a freelancer or contractor based in Victoria. Do I need to register for GST?

If your annual revenues from self-employment exceed $30,000 in a single calendar quarter or across four consecutive quarters, you are required to register for GST with CRA. Many Victoria-based freelancers and consultants cross this threshold within their first year of business. Once registered, you charge GST on your invoices and can claim input tax credits on eligible business expenses. Your Modern Accountant handles both registration and ongoing GST filing.

I own a rental property in Nanaimo. How is rental income taxed?

Rental income is reported on Schedule T776 of your personal T1 income tax return. You report gross rental income, then deduct allowable expenses including mortgage interest, property taxes, insurance, maintenance and repairs, property management fees, and depreciation (known as Capital Cost Allowance). The net rental income is added to your other income for the year and taxed at your marginal rate. When you eventually sell the property, any increase in value above the adjusted cost base is a capital gain, of which 50 percent is included in income.

Should I incorporate my Vancouver Island business?

Whether incorporation makes financial sense depends on your income level, business risk, and long-term goals. For many Vancouver Island small business owners earning above $80,000 to $100,000 in net business income, the tax deferral advantage of the small business deduction makes incorporation worth considering. Incorporation also provides limited liability protection. Your Modern Accountant can walk through the numbers with you based on your specific situation before you make the decision.

Can YMA handle a CRA audit or review for a Vancouver Island client?

Yes. Your Modern Accountant assists clients with CRA reviews and audit inquiries. If you receive a CRA letter requesting documentation or explanation of items on your return, we prepare the response, gather the necessary records from our client portal, and communicate with CRA on your behalf where applicable. Higher-tier YMA packages include year-round access for exactly this type of situation.
